PROPERTY INFORMATION

All of Lake Trasimeno, mountains, beach towns, hill towns, pastures, forests, olives groves and vineyards sit quietly at your feet. The views are as varied as they are endless and beautiful. Aside from the birds, a breeze and the tinkling bells of the shepherd's passing flock, all you hear is nothing.

This paradise was also the scene of Rome's historic defeat at the hands of Hannibal. Swords and arrows from a battle fought 2,222 years ago still surface throughout the area. In a gentler vein, Isola Maggiore, one of the three islands on the lake, gave refuge to St. Francis.

Podere Pischiello is composed of  two stone houses that have been beautifully and completely restored (between 1997 and 2000) maintaining all the original features; beamed ceilings, cotto floors, brick arches, etc. There is also a large independent garage.

The main house (approx. 460 m²) is comfortable and quite spacious featuring on the ground floor a large dining/reception room with brick arches with access to the kitchen. Stairs lead up from the reception room to the first floor, to a covered loggia and a door leading to the caretaker's flat.  To the rear with separate accesses are a workshop, laundry room and cantina.

The first floor can be reached either by an internal staircase or by one of two external stone staircases.  Here you can find an inviting living room with fireplace, a kitchen and a master bedroom with bathroom. There are furthermore three large guest bedrooms, all with lake views, and two bathrooms.

In front but somewhat below the main house at about 25 meters, separated by terraced lawn and shrubs, is situated the guest cottage (approx. 115 m²). On the ground floor there are two bedrooms, a living room with kitchen corner, a bathroom and a study.  External steps to the rear of the cottage lead up to an art studio with spectacular lake view.

The infinity swimming pool, on a level below both homes, has the most wonderful views overlooking the lake.

Passignano sul Trasimeno, with shops, beaches and restaurants is 5 km away. Cortona or Perugia are each under 30 minutes by car. Within an hour, you can be in Orvieto, Todi, Assisi, Arezzo, Siena or Pienza. Florence is 90 minutes away, and Rome about two hours.
