PROPERTY INFORMATION

This beautiful property comprises of two stone houses with spectacular views over the Arnata Valley and has approximately 12.5 hectares of land. The property is privately positioned and yet only 15 min from the medieval city of Todi.

The approx. 350 m² main house, built on 3 floors, was completely and lovingly restored in 2009. The original materials and architectural features of the building, such as handmade terracotta floors and oak beamed ceilings were maintained, where possible, blending perfectly with the modern comforts which have been installed.

The house is currently subdivided in 5 apartments.

4 of them have a living room with kitchen area, a bedroom and a bathroom with a shower. They are tastefully decorated and the kitchens are well equipped. All have many windows with beautiful views to the south across the tranquil, unspoiled Arnata Valley. They are heated by traditional wood burning stoves for those few days in the year when heating is necessary.

These four smaller apartments are currently successfully operated as summer rentals and have an official status as an ‘Agriturismo’.
 
The 5th apartment of approximately 130 sq.m, currently occupied by the owners, has a large living kitchen with a modern kitchen island, a large living room, a study and two bedrooms, one with en-suite bathroom with shower and one with en-suite bathroom with bath and large walk-in shower.

This house could be easily modified to become a family villa.

The second house comprises 120 sq.m. on two floors. The ground floor is currently used as storage and workshop area and the first floor is a two bedroom apartment requiring some work.

Both houses benefit from modern environmentally friendly technology including a photo-voltaic installation large enough to make the complex approximately cost neutral for electric power, a solar hot water installation large enough to supply free hot water for 12 people throughout the summer months. For the non-sunny periods both domestic hot water and water for the central heating system is provided by a high efficiency wood-burning furnace - currently run on wood taken from the estate.
 

Completing the property is approx. 12.5 ha of land containing woodland, olive groves, arable land and pastures. The property has a private well and spring; it also profits from a town water supply. Drainage is through a modern septic tank and pebble bed filter that cleans the waste water sufficiently to allow it to be returned to the environment as surface water.

The beautifully laid out gardens around the house include shady areas with tables and chairs and a number of benches where you can enjoy the views both over the Arnata Valley and up to the medieval village of Pesciano. There is also a  sun terrace with a massage pool, a barbecue area, a bocce court and a giant outdoor chess board.

Although the property is privately positioned the medieval city of Todi can be reached in only few minutes by car. Todi offers a wide range of shops, supermarkets, bars and restaurants. There are several banks, a post office and a well-equipped hospital. Art, music and theatre are to be found in abundance throughout the year and a riot of village festas throughout the summer.

The airport of Perugia, with regular flights to London Stansted and Brussels South (and shortly Amsterdam and Berlin) is 55 kms away. The airports of Rome and Florence are 170 km and 215 kms away.

There is also the possibility to purchase another 1 ha approx. of olive grove upon which there is the possibility to build accommodation of approx. 80 m² above ground. The asking price for this piece of land is 80,000.00 Euro
