Villa San Paolo is a pretty detached country villa, situated in a wonderful position in the countryside between the medieval villages of Montefalco and Trevi, both of which it has views of.

The approx. 220 m², L-shaped house has been lovingly restored and was used until recently as a small Bed & Breakfast offering two guest rooms.
On the ground floor you find a large entrance hall from where a staircase leads to the first floor with the guest apartment composed of a bedroom, bathroom and small eat-in kitchen.
Back on the ground floor there is another guest room with en-suite bathroom and direct access to a pergola covered terrace and the garden. There is a spacious living room again with access to the garden and an eat-in kitchen. There are furthermore 2 private bedrooms and a bathroom.
A great characteristic of the villa is the exceptional brightness of the rooms.

To the house belongs a cosy garden with several fruit trees, some olives, lavender bushes and lawns. An age-old oak tree ensures shady areas where to shelter from the sun, and have a glass of wine or a plate of pasta, even during the hottest days.
There is the possibility of buying some extra land.

Although the house is privately situated, it is close to a small village with bar and basic grocery store. Both Montefalco and Trevi (which has a train station) are about 5 km away. Major shopping can been done in Foligno, where you can also find a hospital.
Villa San Paolo is ideally postioned within easy reach of the most sought-after Umbrian sites such as Assisi, Spoleto, Montefalco, Perugia, and at only 38 km from Perugia’s airport with regular flights to London Stansted and Brussels south.
