Monastero al Lago is an independent portion of a former 11th century monastery, situated within a stone's throw of the medieval village of Panicale, listed between the most beautiful hamlets of Italy.
Approaching one of the property's entrances, a small archway leads to the front door. Before you enter the house, you reach a lovely covered terraced area with fully functional pizza oven.

The approx. 280 m² house is built on three levels with on the ground floor a large, fully fitted kitchen with steps to an original wine cellar. A staircase leads to the first floor where you find the dining room, living room, 4 bedrooms, 3 bathrooms and a utility room.
From the living room, stairs lead to the second floor bedroom which has a large panoramic terrace with breathtaking views of Panicale, ideal for an evening drink.

The house presents many original details such as old wooden beams, natural stone walls, terracotta tiles and an open fire-place. It has been lovingly restored and the owners have furnished it with great taste, scrutinizing all the local antique markets and adding some modern aspects. Most of the furniture is included in the sale.
Again through the archway you reach the monastery's inner courtyard with two private parking spaces and a carport. There you might occasionally run into one of the neighbours living in the other half of the monastery the whole year round, assuring that the property is never abandoned even when you're not present.

From the courtyard you reach the large private garden (approx. 2400 m²), with well kept lawns and wonderful views of the Trasimeno lake.
The garden also has a lush vegetation (olives, pines and fig trees) and a good sized pool (5 x 15 m) with teak furniture.

Monastero al Lago is wonderfully located for sightseeing in both Tuscany and Umbria and golfers have a choice of three excellent courses all within an hour drive. Significant medieval sites such as Orvieto, Cortona, Todi, Florence, Perugia, Rome, Montepulciano, Assisi, Siena and Arezzo are all within easy reach either by train or by car.
The closest airports are Perugia (40 km), Florence (150 km), Ancona (155 km) and Rome (180 km).
