PROPERTY INFORMATIONThis magnificent farmhouse with annexe building is located in an enchanting position amongst the southern Umbria hills with a wonderful panorama of the medieval village of Amelia and Mt. Cimino highlighting your sunset view.
The approx. 330 m² stone and brick house has been completely restored and tastefully furnished in the traditional style of the area, using reclaimed materials whenever possible which blend perfectly with the modern comforts which have been installed. The ground floor has beautiful vaulted ceilings whereas the first floor has very high wood ceilings with impressive beams. Most of the floors are covered with original handmade terracotta tiles.
On the ground floor you find a large, fully fitted, eat-in kitchen with fireplace, an enormous living room with a second fireplace, where the old manger has been transformed into a comfortable bench. The living room gives you access to the winter garden as well as the covered terrace with views of Amelia. Furthermore there is a laundry/storage room which could be turned into another bedroom and a large lavatory, which could become a full bathroom.
An authentic staircase leads to the first floor which houses 4 large bedrooms and 2 bathrooms. It would be possible to add 1 or 2 bathrooms.
The old pigsties have been transformed into useful storage space, boiler room and carport. There is also a fully functional, wood-burning bread/pizza oven.
To the property belong approx. 1.8 ha of land. The beautifully laid out garden around the house is fully fenced and comprises mature trees, flower beds, various fruit trees (apples, pears, plums, persimmons, apricots, cherries and hazelnuts) and herbs. There is a patio with wisteria covered pergola overlooking a small pond, where herons come and visit and wild geese stop for migration rest. There is also an olive grove with some 100 mature olive trees producing outstanding oil.
The property is privately situated and reached through a romantic gravel forest road. The nearby village is 1 km away and has both a bar and a small shop where you can get fresh bread in the morning and essentials all day. The closest supermarket is at 4 km. The towns of Amelia and Narni are approx, 10 km away and have all amenities (bars, restaurants, banks, supermarkets, post office, hospital...) The provincial capital of Terni, a city of 150,000, is some 20 minutes by car.
The centre of Rome can be reached in one hour by train or car, and it only takes you 1,5 hour to reach its international airports. It's short drive to historic Umbrian hill towns including Orvieto, Perugia, Spoleto and Todi.
